I think the 2-4 units down fall because while the interest is higher, its still affordable with an FHA loan for owner occupied and there are enough people looking to house hack still that it'll prop up the market.

@Sam Yu amazing how short-sighted owners are, always falling for the bait & switch of low monthly management fees - only to find out the PMC will get their money elsewhere.Even if someone give you a referral, what meets their expectations, may not meet yours.In our experience, the #1 mistake owners make when selecting a Property Management Company (PMC) is ASSUMING instead of CONFIRMING.It's often a case of not doing enough research, as they don't know what they don't know!

I wish you would have predicted this in 07 though and I wish I would have listened :).. this summer as I stated my personal opinion is we are seeing consumers push back on price increases in many markets ( Dallas for one).. so I think this run-up of appreciation is about to an end.. but I don't think it pendulum's to a free fall in prices... the mechanics that caused the great GFC and last melt down are not in play currently.

The electric baseboard heaters are problematic in rentals, as tenants are prone to place flammable things too close to them, children's toys fall into them, and rarely do tenants vacuum them as they should.

(You don’t say where you’re located, so no way to know if you live in a rent controlled city that has something more restrictive.)Basically, unless your property falls under one of the few exemptions to the rent cap law (AB1482), you can raise the rent 5% plus the applicable Consumer Price Index (CPI) or 10%, whichever is lower.
