Hey @Brent Salazar, do you guys own the home outright?

I have to sell it for personal reasons.

We bought an extra ticket and room for a guest and now they are not able to make it.

The owner is a good friend of ours and agreed to do a deal with us if we helped him rehab the property.

The next year he would do the same on the 2nd home and continue to do so on the 3rd through 15th and it would repeat back to home #1 after the 15th home. 

It is notable, though, that pending sales (i.e., homes under contract) were up around 20% in the greater metro last month compared to the same period last year.

With the current housing market being so competitive, how do you see private money lending playing a role in securing properties quickly?

Do you have liquidity to close the property in cash?

I purchase properties in need of work and put sweat equity into them by doing a majority of repairs myself and then follow BRRR strategy.

I now want to diversify, I have around $1m in S&P 500, and want to use the other $1.5 for real estate investing.My end goal is to build a Real Estate Empire and I feel like I am in a very good situation to do so,I love working and I am not looking for "passive income".What would you pros do in my situation?
