The bare minimum would be maybe $5k-$10k to clean up and fix minor issues (paint, plumbing, landscaping) and continue renting at $1800 (cash-flowing $600).

So in summary i dont really see Houston taking a hit because it has a lot more diversity in industry than it did a few years agoHopefully this was helpful

I made significant improvements, including hardwood floors throughout the house, replaced insulation, water heater, kitchen appliances, shades, master bathroom renovation, added a backyard patio and flower beds, improved landscaping.

Work included, new flooring, new paint, appliances, backyard landscaping, and cleaning up.

It doesn’t sound like there’s any visual water damage if it’s seeping on to concrete.Try a garden hose and then get a quote from a landscaper to direct the water away from the house.

As we all know, there are individual legislators all across our vast and diverse country who have ideas that they think are great for their constituents. 

Make sure those numbers are turnkey - including everything from utility hookups (which can run 10s of thousands USD) to final landscaping (frequently home builders don’t include things like decks or driveways over here in their numbers).
