Morning everyone,I have a small dilemma that I need to solve.

I'm currently caught in a dilemma where I have to make a choice between an old apartment complex of 18 units built in 1984, class C, VS a newer apartment complex of 18 units built in 2008, class B, in the small town of Hope Mill NC. 

There are strategies that make more sense to people depending on where they are in their own journey (desire to invest time, cash available, expertise, alternative ways to spend their time or invest their cash).The British call this 'horse for courses'.

My fear, and maybe this is where more expertise can weigh in, is that if I close on the home say late August and tell the current tenants to leave that by the time the 60 days is up it puts us in late October early November.

If you can help them and solve their problems they will be more likely to work with you. 

The main dilemma: NJ is crazy expensive with little room for cash flow and crazy property tax!

It looks like it *could* have some serious issues with water coming in the basement, but Realtor seems to think if I just leveled the porch up and slant it away from the house that would solve the issue.
