The way I started is exactly what you're describing.

They have something they called the "financial order of operations" which they describe as the various capital allocations you should make as you accumulate wealth.

A Q Sub election is not needed from what you described.

The situation you described as being in the middle of a BRRRR when the market drops would be less than ideal, HOWEVER, the second to last R, refinance, is the most important one in this situation.

A website, doing what you are describing, is a lot more of a time commitment than you think.There are many, many, websites that are looking for people to write articles on them, that others will use for free on their sites as content, and they must give you credit on their site as the writer or they can't use the article you wrote as content. 

I see you are recommending Buildium for fewer than 150 properties/doors and that describes me and my portfolio.
