You can see it's... deep purple:You know your farm area better than I do, but keep in mind that with a D or C-class area, you'll want to factor in higher repairs + capex rates, as well as higher vacancy rates (due to the likelihood of more frequent non-payment of rent and evictions you'll face.

They also have deep pockets and zero motivation to sell at a margin where you can turn a profit.What you need is a seller who wants that house sold last month.

I may have the opportunity to purchase a house for half the cost 130-150k (300k ARV) provided I give the owner a lump sum payment & monthly payments until he dies.We haven't dived into a deep discussion yet, but the terms are about 35-50k down and 10k/yr for 10 years.
