We plan to use a gray paint in walls with white trim, dark vinyl plank throughout except bedrooms.

Basements are dark places - go white.  

There are nests and dark spots everywhere (ugh).

(Invision yourself standing there just out of the shower drying your hair and breaker(or gfi) trips and your standing there without clothes on in the DARK,,,and how you would fix that???) 

There are many ways to skin that cat.

They have no skin in the game and so little concern.

@Federico Martinez, most lenders won't actually allow you to do this.They want you to have some skin in the game.

I just spend $1K on colored envelopes and that will last 2-3 months on in-house marketing.

I am currently looking for a mentor in my area just to start tagging along and learn the ropes on the fly without much skin in the game, other than time.

I've thinking of heavily marketing it myself through out the build "buy direct from the builder" "pick your own finishings/colors" ect and save on all the realtor fees.
