The other things I am thinking is that the bubble may burst at any time and property values will drop like a rock again and I'll be stuck not able to get new loans based on the investment homes being worth less than the loans on them.

Austin has become insanely overpriced in the last few years, compared to what it was, and the adjacent towns (Round Rock, Pflugerville, etc) are following suit.
