If you want to learn and house hack, that's cool, just make sure you are buying a place that doesn't need obvious cap ex repairs in the near term, or you think it's going to appreciate and you wanna gamble.

These should be available on Youtube as free videos, which you might be able to use w/ an online Youtube video to mp3 converter to get downloaded on your phone w something like Dropbox;Gary Keller's The Millionaire Real Estate Investor / The Millionaire Real Estate Agent (gives impressively distinct vision for how you can grow in rei)Dale Carnegie's How to Win Friends and Influence People (this book is literally amazing)George Clason's The Richest Man in Babylon (cool story with good advice)Robert Kiyosaki's Rich Dad Poor Dad (though you've probably read it already)

B and A class areas will be all up in your cool aid so if it's a nicer area, you have to be extra careful not to draw attention or the ire of your neighbors.

In every neighborhood there is someone who dreams with a contemporary cool home, and it can be achieved with any budget.The house was abandoned for a couple of years, it had a fenced front yard, and a very compartmentalized layout; we opened it, added bathrooms, a suite bedroom, finished attic and basement, we painted dark and picked finishes and amenities not expected for the neighborhood.
