I had construction experience but no flipping experience as an investor.

My partner has his CSL and he manages the entire construction process and pays for the rehab and holding costs.

I've been in construction for 20+ years although it has always been in management and not the trades.When my wife and I did our first (well, only one so far), flip house, we did everything ourselves except upgrade the electrical panel and service the HVAC unit.  

My properties range between mid 90's construction to the 1950's.  

I now need contractors for the Spring,TX area near FM1960 This is a new construction project and wont be able to pay until after inspection.

I currently have a position as a residential construction manager which is providing me excellent experience and knowledge for future real estate deals.

Of course the aqusition, evaluation, purchase, closing, construction, and remarketing, are a full time job.  

Must be able to pull permits.Mostly remodel work, some new construction..

I have zero experience in construction and just keep on furthering my education to get at least the basics to become succesfull on REI.
