Experience is a critical component.

I'm not sure if this would be easy to discover but you could check references at the college (assuming it's a college).

Hi EveryoneI discovered the BP Podcast through my love of personal finance.

They just moved out and I discovered I was a slum lord; one unit had roaches, windows that wouldn't open/close properly, faucets coming off the fixture, etc. 

As you have discovered, it is very difficult to find good people that are available these days at a reasonable price.As others mentioned you can probably get around the qualification by listing your own projects and other projects you have worked on.

As I understand it, remediation requires completely gutting the house down to the studs and replacing all of the drywall (pretty much every wall and ceiling), in addition to replacing any electrical wiring and components with corrosion caused by the drywall.

I was successful enough before the list, but WOW, after I developed systems for exploding my list, I discovered I could sell properties quickly and for more money than before.
