If you have not been charging them for taxes and insurance all this time and you want to first start now, they will likely require a reduction in the base rent to account for the additional amounts paid to you for "CAM", so you should end up relatively even unless they are using a ton of utilities or taxes have gone up a ton, etc.You can have them direct deposit your rent, or set up an auto pay to your account.

@John Tappi there a many ways to set this up. you can consult with an attorney and explain to him your strategy and he will be able to lead you properly with when you should set up the LLC.

The most important things an owner/rehabbed can do to protect themselves are:Hire legit contractorsPay attention to any notices you receive from subs/suppliers.Require lien releases from subs and suppliers who have filed notices, with each progress payment, and talk to them direct.File your Notice Of Commencement as required.....if you don’t do this you extend the time periods specified in the lien laws process.Do some educational reading, FL Statutes chapter 713

Please understand this (and I am not advocating using attorneys as a must) land trusts are very state specific and I would spend the money with a good experienced real estate attorney who is also an investor themselves.Spend a little more now verses a lot more later if it's not set up correctly.
