Anything that close to your numbers could work if you negotiate to a better price.

The escrow and title company are the ones disbursing the funds, so you just need to bring cash to closing.

The garage for extra storage income is a nice touch, and being close to a lake could make it even more appealing. 

I think the best way to overcome analysis paralysis is to align yourself with an agent you like and trust and who is well-connected so you feel confident you'll have the support you need to close the deal and get off to a good start.
