I do mostly new development around Denver downtown with a couple local builders, so we are constantly looking for older homes to tear down and rebuild with something new. 

She also cares for a young child that is my nieces child.

I currently live in a home that was purchased with the goal of it becoming a rental, but beyond that I have no real estate experience.I'd like to get into buy and hold rentals and develop a portfolio of cash flowing properties over the next 10 years.  

There is value in the land because new residential development is coming in around the property.
