Interest rates have been on a downward trend for years, but everyone one is talking about them going up this year. 

This is not only due to inflation of course, but a general trend because young professionals from cities like NYC, Boston, etc. are flocking to states such as Florida and Texas for both the weather, cost of living, and political climate.This all means that the barrier to entry for real estate investing is quite high in a city like Miami, and the potential for cash flowing properties even lower.

The market is tight, find a good investor-friendly realtor who has house hacked themselves and knows where the trending markets are.

Some good metrics to use to help determine markets are those experiencing trends like job growth, rent growth, income growth, job diversification, and population growth.
