The truth is there is a very limited amount of cheap condos out there.For example, the cheapest 1 bedrooms (South King County), I have seen earlier this year were in the $40k price range.  

The neighbors are eager for him to vacate the property.The property is located in a very liberal area of Northern CA and the attorney retained by the daughters is claiming there is nothing he can do to get the husband out of the house.

I live in California and am only interested in buying within California, Oregon and Washington.

In Georgia one can charge a non-refundable pet for the privilege of owning a pet (I know you can't do non-refundable fees in California). 

Also start thinking about if you want to use a PM (and start looking for one) or if you want to landlord yourself (and start getting educated, especially about King county specific issues).
