A guy goes to a judicial foreclosure auction and manages to pick up a house worth hundreds of thousands for $1K.The lawyer representing the bank was supposed to show up and make a full credit bid but he got stuck in the court restroom.The law firm and/or the bank are screaming at the county constable to do something but the law was followed and they are out of luck.I don't know how the story ends but I imagine that either;a) the bank made him an offer to good to refuse wrapped in a thinly veiled threat of legal actionb) they got a temporary restraining order and then buried him in lawsuitsc) being the easy going fair minded people that they are, they cut their losses and moved on

the companies that I see do this stuff like Colony  B 2R  they actually fund and its the farthest thing from stated as you can get.however pick up a copy of the scottsman guide this is were all the mortgage wholesalers ( those that provide the back end to mortgage companies) advertise and you will see stated being advertised but those are owner occ programs.. its tough right now with so many out on the internet that are just due diligence pump and dump schemes.. like a Remington financial of years of old.... watch the American greed episode on this company ..it will shock you as to how these guys operate and there are hundreds like them around the US..

There are now multiple layers of leadership, redundancy of process, fine-tuned marketing including the use of the word residents instead of tenants (you'd be surprised at how big a difference something like that makes), hundreds of thousands spent in infrastructure and IT systems, and a fully marketed brand that is beyond the owners and even beyond just a name.

They offer a guarantee that you get your money back if they are not able to get you at least $50k, which I believe is unique for most firms like them.How they are able to do this is that they have a database of thousands of applications to hundreds of banks so they know what will get approved and what will not get approved from a credit, income and other factors perspective.

One good idea I've gotten from a landlord friend is to develop a laminated form that has contact information, due dates, etc. and staple it into a kitchen cabinet.

Turns out he incorrectly installed his granite counter top, causing it to crack in various places and leak from the sink and dishwasher, damaging the majority of the cabinets to the point they had to be replaced.
