An MLO license and NMLS registration are required for all consumer-purpose real estate loans in every state.Of the 18 states (not 12) that require a license to make a business-purpose real estate loan, the purview of most P/HMLs, most do not require an NMLS registration.

If this is your first property I would start smaller and learn the business.

My goal is to start wholesaling then build a 500+ door business.

Hey Steve,I knew a guy whose entire business was getting plats like that ready to sell to a developer who would come in to do the build.

I have had good luck with Zillow leads and networking in town with small businesses.

Filing insurance claims is the cost of doing business in real estate and if you can’t afford a rate raise maybe the investment you own is not really a true investment…What have been your experiences with this?

Lots of people chasing few deals and Contractors with more business than they can handle.

My long-term plan is to have an arm of my business where I develop (and maybe one day build) my own designs to complement the traditional client-led projects.
