If it's grease I've had good luck using either the drain cleaner someone else listed earlier or dishwasher detergent with hot water, let set overnight- it's the strongest detergent you can buy, but won't damage plastic pipes (can work on slow toilets as well, since it breaks down, er "food").

So here's what I was thinking of doing:1) Must give 60 days notice of intention to break lease. 2) Penalty of 2 month's rent if they've lived there under one year.

If it is at break even in such a scenario, then your downside risk is negligible. 

What happens if they break lease, need to be evicted, etc. in the middle.

Unless you're banking $8-10k/mo after expenses you're on a 5-10 year journey just to break even. 

If the latter, perhaps you can break up the cash out plays and incrementally shift the equity into new deals.
