Whatever you do, make sure ego doesn't play a part of it.

If you play games and screw over sellers I truly hope you get sued.

This usually keeps the seller from playing games and you know upfront if that is the case.Try to move 20 calendar days to business days.It's doubtful the records check out at the cap rate you are saying.No legal advice given. 

I look at things from both sides of the coin because I'm playing both sides.speaking practically, your question doesn't have a right or wrong answer. 

That'll play a big part in finding good property management.

One last thing I don't feel like mobile homes are a real good buy and hold play because they are going to depreciate.

The building and land can be more for current dirt value and in the future which depends on a ton of variables.The land is more of a long play in many cases versus the immediate ongoing cash flow (hopefully) of the business.

The house I’m looking at, the main floor would be bigger than the other houses but does not having a basement play a big factor ?
