Have to add my agreement that while I love BP the biggest road block for me for more participation is the terrible user experience with the forum software.

A few other things you may want to consider.....Using steel instead of wood or, depending on location, using block.....You may save yourself a boatload of future headache (ie mold/mildew/termites don't harm steel)Building a non-traditional structure.....ie think loft in duplex form.....etcThere are a million ways to skin a cat.

They will know all the investing lingo, they will have systems built to help you analyze properties, they will have vendors set up to help you go from contract to performance, and they will know what micro market meets your goals.We know the expected returns by block almost.

I have an offer accepted on property 2 blocks from the UNC, the property just appraised at $250,000 and the comps around it at $275,000.
