That 1 item alone makes a realtor worth their weight in gold. 

Remember back in QE1/2 when all the gold dealers (and affiliate marketers) were saying everyone MUST sell everything and stockpile gold & silver as thats how food will be bought?

A solid financial reputation can be like gold.

If you can snag a property with separate metering, then you're essentially buying a duplex with free standing units (with residential low down financing), and that's worth its weight in gold. 

A good contractor is worth their weight in gold, and they're very hard to find.

I know what I have said in the past about Gold but watching it in the short term it just doesn’t want to stay down.The last sell off was just a pullback.

Even though your hold period is longer than a year that is not the gold standard. 

I find there's always a gold nuggets of information in each one and I go back to listen to a number of them multiple times.

This strategy, if done correctly, can be a gold mine for all parties involved.
