The reason I believe that wholesaling would be best for me is because i have a limited amount of upfront cash but I have a pretty good credit score.

As the area improves I believe proximity to the lake for recreational purposes and proximity to the train to downtown will be a key factor for people moving into the area. 

J&K is one of the least expensive cabinet vendors in Phoenix - I believe you will have to buy through a licensed contractor.

I've seen plenty of oil and waste get dumped in these. 

I firmly believe having control over your investments offers greater potential to grow and expand. 

Based on comps, improvements, and regional strength, I believe several of the properties have doubled in value in the 4 or 5 years that I have owned them.Not wanting to sell, my thought is to have them reappraised and pull equity.   

No comments on this specific issue but reading your line : The neighborhood is now trendy and property values have skyrocketed and will continue to do so I imagine.Its easy to believe there will also be future growth and then the market shifts, neighborhood etc.  

The other potential downside I've had someone bring up is that when I go to get a loan to do another rental property it will look bad on me as a property manager and investor because I have a property with negative cash flow leading the bank to believe I am incapable of managing properties and likely to default on my loan.
