For this reason I would be looking to terminate the lease of at least one of the tenants up front since I would like to house hack the property, live in one unit while fixing it up and move on to the next two as time goes on.

I would also let her know that her dog must be cleaned up after immediately or you will fine her $50 each time and three violations will result in termination of her lease.I also don't let tenants push me around.

In most states, you can terminate a lease agreement if the tenant has abused their fellow tenants, other tenants on the property and landlord/manager.
