On the other extreme if it needs a wall replaced it could cost $15k or more if there are mechanicals in the way, etc.Basement repair companies are easy to find.

And the contractor can always put a mechanics lien on your house while you don't have any leverage.4- if he wants you to front all the money, it is likely they are broke/bad credit.

Chris Mason I've been curious about this, and the mechanics of how it would work.Is the Fannie financed buyer being assigned the contract, and that is the basis for the sale/loan, and paying the wholesaler fee additionally out of pocket (I assume the assignment fee couldn't be in the "purchase price)?

They are the authorities at a local level that oversee septic and injection wells.As far as tying into a city system, if the drainage is not above the city storm water system, then you will need to install a mechanical lift, to get the water up enough to drain.

I believe the key value of platform lies in marketplace, which translates to: 1) investment transparency; 2) more selection for investors; 3) introducing competition between different investment products; 4) a market determined pricing mechanism introduced by either more frequent buy & sell behavior or a secondary market.

Or a shorthand version where you assume 20 years each for the major mechanicals, then divide the cost of replacing them by 20.If you don't intend to hold the building for the full replacement term, you could do a probabilistic estimate of replacement as a percentage of rents.

My first concern: If he defaults on paying a subcontractor, if I didn't engage that subcontractor and our contract says that Sam is responsible for that, can the subcontractor put a mechanics lien on the property??
