I 100% agree with this advice.

I plan on investing in the next two to three years when things level out with the businesses but for now, I dont have the time.I am just looking for some advice or maybe some different points of view before I make a major decision.

Lots of great advice like knowing what criteria you can base tenancy on and what you cannot.

What IS a big deal is conveying trust, authority, likeability, AND segmenting "sellers" from motivated sellers.These 2 are a completely different audience. 

Advice on filing an LLC, obtaining the mortgage, and the title of the house would be greatly appreciated.Also if there is any good references for this type of situation available, directing me to them would be really helpful.Thank you
