That means this micro-market (the only area that matters) is a bad place to invest.Walk, no check that, RUN away before your emotions override the logic, and you rationalize yourself right into a bad deal.

I have had conversations with several vendors in the past year where we've agreed on the potential of the business, but they could not articulate a logical argument to explain why I should pay them for the potential when I would be the one doing the work to realize it.Sadly, in many instances someone - or some company - has come along and paid the owner for the 1 - 2 years of work they will need to carry out to reposition the property.I don't get it and my slide rule is telling me this game of buy high with plans to sell higher is a dangerous one to be playing.

But for learning sake let's say -   For example, if he wants $10,000 now then I would offer along the lines of a $70,000 wraparound only for like 3-5 years (60,000 first mortgage with 10,000 wraparound mortgage over 5 years) vs if he wants nothing down then I would consider something like the above with an interest-only wrap around.I know that was a lot, and not super specific numbers, but I would definitely be willing to dive into those numbers deeper if that logic is sound.
