If you're buying for cash flow, have the money to put down on and do a great job furnishing a larger property AND you're in a market that is conducive to it, then it's a no brainer to go for the larger insurance placement strategy.

@Alfie Bartley, maybe I'm misunderstanding, but wouldn't an ARV of 55/60/65% be even better than 70% where it'd be a no brainer at that point?

If the rate is your concern you can either buy down the rate or make sure your loan officer matches you with a no prepay product and then you are only holding that rate for an additional 6 months while you wait to do a conventional refi.

If the answers to all those questions were a no, then the neighbor can come after you and the tenant.Hopefully the dog is not considered a dangerous breed or that will be another thing the neighbor can bring up since a landlord is suppose to ensure the tenants will not be a threat to the neighbors.
