Hold the funds in the account and apply them one month at a time as rent charges are posted.If you are accepting X months of rent in advance, you should have a written lease agreement for that amount of time and I recommend some financial penalty if they elect to leave early.

It is possible for a syndication to do a 1031 exchange; it is just very difficult because a large number of the partners will need to be in agreement. 

My suggestion is just to use a standard MAR purchase and sale agreement (P&S) and for the borrower entity put “Andrew Camarda or assignee or nominee” which makes the contract transferable.

I want to send her a notice to remove all improvements or face eviction (whenever the moratorium is lifted) in which she would not get a relocation payment (she would get a relocation payment with an owner move in eviction and of course if she accepted a buyout agreement).

Is there a standard mobile home lease agreement for lot leases, in which the homes are owned by the tenants themselves?

The agreement we have had was they would teach me the fundamentals of wholesaling, provide Skip Tracing, come to appointments, handle and teach me contract and legal aspects, etc.

For example, I've been thinking about marketing certain restaurants or businesses to my guests via our property, with an agreement from those businesses to pay for the marketing I'd provide.
