Wholesaling is transactional.things are changing in some states with the unlicensed activity of assigning contracts.. depends on the state.in Oregon if your business model is to assign contracts  any form of advertising them via e mail  flyers craigslist bp market place etc is deemed an activity that a license is required.. see below from our state regulators.

So to be short i live in Croatia and we mostly live from tourism becouse country is rly beautifull so we have lots of tourists each yeah so what do you guys think should i focus investing in rental properties in my city (Zagreb capital of Croatia not near sea and not alot of tourists) or should i buy realestates on seaside and rent them like motels thru agency.

@Ashley Herring, I would contact your local board and ask for sure, but in Colorado, the Real Estate Commission rules require you make it obvious, on any promo or advertising materials, who the broker is, in addition to you (as agent, or licensee), who can also be on the mailpiece, e.g., ReMax Advantage, Ashley Herring, Associate Broker, then your contact info.Beyond that, to avoid commission rules concerning an infraction called, "Sign Crossing," (a rule in Colorado) you should have a disclosure printed on the mailpiece that resembles the following:  "If your property is currently listed, please disregard this advertisement."
