In some cases it might make more sense to just take the loss and regenerate the 400,000 back through other investments then keep feeding millions in debt on a property that has lost value with a very long time to recover.Some banks will do non-recourse but generally not at the 25% level but 45 to 50% down which kills your returns.

I learned an important thing in negotiating "The first one to say the price loses" what I mean is if your going to offer first 65k and the seller's price in mind was 55k well you just lost out on money you could have put in your pocket.

And then the furnace goes out in the middle of winter...and then one of the units gets trashed or one of the units becomes vacant...and at the end of the year, you realize that you actually LOST money...ouch!
