I think I found an article called "10 Power Clauses every Lease should Have" or something like that.As far as collecting rent and screening tenants and stuff, I'm having good luck with Cozy.co (not .com).

I would have them have somebody walk upstairs and play loud music/TV and walk around heavily as well and  see what noise transmission is like.  

This gives you an opportunity to start fresh and screen your own new tenants.

Requiring a full payment up front is part of your screening process.

Not a lawyer, don’t even play one on tv, so this is not advice.

If it's really a scam, they'll probably stop.Also helpful are your local TV stations, or newspaper, as this would make a good story as it may be some cute scam.

By following they will see your new posts on their main screen.

Other than buying in a "safe" area, screening potential tenants, and potentially not going alone (which is cumbersome) how do you combat this barrier?
