It seems to me I would first open the i401k, get an EIN number for it, and then open a REGULAR brokerage account in the name of the i401k.

I paid for foundation work, complete new roof including rotting facia boards, some siding was replaced and some was fixed, all new flooring, gutted and redo on 1 bathroom and complete gut of kitchen with new granite counters, cabinets, all new light fixtures, all new switches and plugs, lots of moving of wires, framed up giant sliding closet doors and replaced with regular doors, a/c was just cleaned and serviced, paint inside and out, and lots of landscaping.

OF COURSE it didn't work out and by the time we got them out of the property we are out 6 months rent plus unpaid bills, cleaning and other damages.

Surprised me, but she said they were covering a years worth of mortgage payments and then some just over the summer, so clearly she was getting premium prices for them and was able to fill it regularly
