I am quickly realizing it's difficult to find 1) properties which meet the 1% test, and 2) properties which cash flow positive from year 1 (unless we increase our down payment from 3.5% to something much higher).I would like to get two pieces of advice from the Bigger Pockets community in Massachusetts.

@ToRena Webb-Thomas I agree with @Karen Rittenhouse that you are failing as a Landlord.When you made an offer to purchase the property, you should have received a copy of the lease for review so you know exactly what you were buying.

Here are more details:First opportunity is a buy and hold 4-unit property in Yonkers, which could be a good option to walk into as a first time buyer as I will start off cash flow positive, but it's in an area that will not see as good annual appreciation as the 2nd opportunity.
