Cellulose would be cheaper and probably the more standard option.We don't see a ton of people use spray foam in Chicago attics typically in basements where you don't have a very thick wall and want to get that high R-value.

If you buy a color that matches the tub surround, it will look less ADA and more decorator.That way when you turn the unit, the next potential renter will see them as a upgrade to a standard bath setup.Good Luck!

I'm glad to say that I was largley responsible for removing over 40 sub standard housing units in about five years in my area, some were revived some areas converted to public use as a park and greenscape.

The labor for the roof should be zero and I have free access to any lift I need so I can do it without ladders, just buy the gas.On the basement frost is never an issue when it's 10' deep, that's actually pretty standard with new homes in this area.
