I would take a look at any of the local apartment classifieds in your area see what they use but don't copy it, use it to set yourself apart and don't forget the value of good pictures the more quality pics the better.Good luck

Sales comps are generally too darn high nowadays, so the key is to get pictures to support a lower value due to property condition:  sheetrock cracks and cracks in mortar that suggest foundation issues, any interior issues that the appraisal district guys cannot see when driving by. 

I also tell them and show them with pictures every time we inspect the house.

I then changed my strategy on describing the house in a more summarized version without pictures.

I bet they'll be a plus for the bigger picture.
