You can of course do it yourself, but I think hiring expertise who has lots of experience talking to the appraisers, working for other investors, and potentially going in front of the board and potentially arbitrators is probably money well spent.

What you'll find is PMCs charge a LOT less.Of course, some DIYers will still think they can act as ther own GC or Project Manager to save money, and expect PMCs to do the same for free.

If you plan on using private money funding you'll need a licensed contractors bid to get the loan.

Beginner question: I see lot of people making money in real estate investing.

I feel I do a better job than any local property management company and I'm much better at hiring tradespeople, making certain they do a great job and by being the decision-maker I'm responsible with my money and am learning A LOT about every facet of the industry. 

My question for group is, has anyone considered a strategy like this for themselves, how did it work out, any creative ways to get the money out as withdrawal (syndications to negate tax loss, active property, 72t distributions.

Lower end of capital and not eager for a money grab but still wanting to build capital and start this journey for my family and I. 

I also push wholesalers to create notes for their spreads vs double close or assign then get the investor to pay a little higher fee or interest for X years for the wholesaler to learn how to be a true investor and mailbox money.
