This is a rather silly question but (full disclosure) I am a college student studying Real Estate and information from this site has helped provide context for my studies.

In fact, it often takes 2-3 years just to get a working system established internally.

After college I joined a Management consulting firm that has allowed me to develop great skills and travel across the world.I have always been really interested in Real Estate and I am in the process of obtaining my RE license on the side. 

I think the layout is killing me with the rental market.I have a site where I was thinking about posting the unit for sale, it targets the chinese who are looking to invest and purchase international real estate.  

One area is downtown and the other area is near a College.

This sort of brings me back to my college days.

"large yard", "pets allowed", "XYZ school district" (if it's a good school district)People also tend to like when all the bedrooms are all on the same floor, something that college kids sharing a house, for example, wouldn't care much about.Be careful not to say things like "safe area" (that's not your place to say) or "close to elementary school" (could be considered steering)

I started as a commercial appraiser right out of college, never did residential.

I may be biased, having lived here since college, but West Philly is the Best Philly.  

Between that, being a church musician, cantor and lector, giving business presentations on the job, giving break-out sessions, seminars and workshops at international symposia and talking to others about my other affiliations, I have some 50 years experience with public speaking.
