I want to require my renter to purchase renters insurance and add it as a condition of the lease with any damages to the property to be made payable to the home owner if the tenant is responsible for causing the damage with say a fire or unreported leak, etc. 

When you search for something your results come back in a random order and you will see responses from 3 years ago show up on the front page of results and stuff from 2 weeks ago show up 3 pages later.  

Two days ago, I received both texts from my tenants regarding the music and texts from my neighbor telling me to tell them not to come over and complain about his music.

Even the President is talking about it, bringing it up both during the Super Bowl and again during his State of the Union address.

I’ve been busily patting myself on the back for the amount of equity Ive built up in my portfolio and all my bills are paid and the cash flow I thought was good and just had someone else analyze my portfolio and their first response was that the equity is useless unless you plan to sell it or leverage it and my CoC was not good.

Very slow to communicate, having to send multiple emails and voicemails without any response.
