I'm currently in contract on a 36 unit complex and currently going through my investigative process.

I "reserved" it last minute but now that I've done some investigating it looks like the prices on zillow and similar sites are about $10k less and the rents are about $50-100 lower than what the site is claiming.

If the MHP drinking water system meets the threshold to become a public water system but is off the radar of the States environmental agency then at some point usually by a customer complaint the environmental specialist would investigate and discover that the water system meets the threshold and it must be permitted as a public water system.

I would investigate what it would rent for, if you are interested in landlording (section 8?)

I am currently investigating a deal and wanted to get some feedback from some of the investors on BP. 

I will continue my investigation.  

Our investigations with US banks, both big and local-based, indicate no loans to non-US citizens, so that leaves private lending. 

I checked the property taxes, they are current.I have never investigated notes, so I am looking for suggestions in evaluating.Thanks in advance for any input.
