@Simon Bloch..as a mortgage broker in CA, it could be the wholesale lender who he was putting your loan with had to tighten up because of the liquidity mess in the secondary markets. 

We have a few rentals for student housing and renters in one of the houses will be graduating in December 2020 but their lease will expires in July 2020.

To me this is equivalent at buying a property at a discount because the owner has a short term cash need and needs to liquidate.

If my tenant in Cape Coral, FL lease expires and I don’t renew it, what happens if they don’t leave the property?

If you are liquid and have a nice amount of cash reserves it is going to be a great time to buy from the instagram investor who over leveraged and will be selling at a steep discount.

So even if I had "inside information" a few months ago, I'd say it's probably expired now (lol).But really, there are very few hot tops or inside information in real estate unless you're talking about a specific property or some kind of new development in the works.

Given the current Covid impact on business, real estate and banking, we could be heading into a liquidity issue in the coming months.
