I haven't done before, and would prefer not starting with attorney help, at least to start with, unless absolutely necessary.

Is this for an owner occupied loan? 

I don't think your second idea is bad to ensure things are found and documented.I ended up qualifying for a SBA disaster loan that helped when FEMA would not do anything since my properties are under a business.  

I have made strides to help another investor find deals as well as take my own down.
