Honestly...I am looking for all avenues to explore that helps me NOT have to move out...whether that involves me buying this place somehow, or doing some type of creative deal with an investor...I am open to whatever works.

If you have excellent credit, you may be able to get a deal, but there also my be some creative ways to get your first property.I am president of a Baltimore area REIA, so take that in to consideration when I tell you that you should join one or more groups and make connections that can help you get a better idea of what is happening in the market from people who have been investing for many years.

I've been doing some research and watching some videos, mainly on youtube.

I make analysis videos.....Folks can pick how many properties they'd like me to analyze and buy the appropriate package. 1 property, 3 pack, 4 pack, 10 packs etc...Price varies based upon how large of a package they buy but generally speaking we are around the price of a general home inspection. 

I am definitely going to do cold calling and cold video email outreach, door knocking ( FSBO packets, anyone doing renovations in the neighborhood, neighbors of any transitions I've taken apart in, etc. 

I have zero specific knowledge of this other than knowing someone who has a house with a video game addiction program out in the country where no one knows and no one cares....but my gut says you would have zero chance of doing this with a townhome lease because on top of every state, county, city and ward issue you will need to navigate, you have the homeowners association and very close neighbors who will raise holy hell.

I typically look on the MLS, but I would like to hear about some more creative ways to find a property.

I just saw a video about potential mistakes in doing wholesaling.

I want the ability to edit videos, make virtual tours, work with CRMs and that sort of thing.

What are creative ways to fund the down payment?
