In a personal Reno consider toe-kick drawers as well for platter storage or a central vac broom-sweep.

The highest cash-flowing multi-units I've found for my clients have been in Oildale, East Bakersfield, Central/Oleander, and certain parts of Northeast Bakersfield.Oildale is one of the best rental areas in my experience, because although the tenants aren't always the best and are often short-term instead of long-term, it's a high rental area (as you mentioned) so vacancies tend to fill up quicker than many other areas in town.  

Built in 1958 listed for 40 K price cut for 2500 K so is 37500 K right now, it's been listed for 2 months already cooling central it doesn't have a heater.

I got screwed on one in central Oregon when septic system went bad... it was a nightmare.
