I am shopping for a commercial loan for a 6-plex rental property that is located in Houston.

I currently live in Homer, Alaska and there is this 6-plex/detached for sale at 3771 W Hill Rd, Homer, Ak 99603.

I moved to LA last year and want to buy a 4-plex (passive income) and a primary home to live in (don't want to stay in LA rental market).

It's transactional; profits only come from closed deals and you must keep at it to see YE returns.B&H Rentals:There are only two transactions: the original purchase and the exit sail.The monthly NOI gets annualized into a nice YE PnL with deposits every month, even when you're laid-up sick.The MFU will have a large NOI/ROI depending upon the number of unitsI recently sold a 6-plex for $775k with a GSI of $64,800;  that's 4+ wholesale transaction (assuming 15k per)

I was wondering if anyone has had any experience using the FHA 203K loan for a 4-plex?

Start with getting a 3.5% FHA loan, if the numbers work out, and buy a 3-4 plex. 

I named a 12 unit multi family (3 four-plexes) and a 15,000 sq foot office building near Reno NV. 

This week, they sent an 8-plex for $1.2M.

I found 3 properties for sale in Lexington (2 4-plexes and a duplex) I'd love to own there, all rented out, producing nearly $4k positive cash flow per month.
