Thank you on California I’m a wreck! 

The tax codes is a flood gate of exemptions because that's very literally how we right into law those actions which we want to incentivize BECAUSE THEY BENEFIT SOCIETY and our tax code is such a train wreck that it's all but impossible to write in such as a "rule". 

An ever-lengthening wildfire season and the constant threat of “the Big One” can certainly make living in Los Angeles feel like a Darwinian struggle to survive, and the Federal Emergency Management Administration reports that mother nature is more likely to wreck your day in Los Angeles than in any other county in the country—and that’s not even taking our freeways into account!

So if we have a tenant wreck our rental, we have time to get it repaired and ready to rent again.

I'm hoping to walk the property today/tomorrow and if it doesn't appear to be a total wreck I will then bring my contractor through to see if the $55k would be adequate for the rehab.

People pay rent out of income, so a wrecked economy -- CLOs blowing up, etc. -- that hurts your tenant's income hurts you, too.  

I did not know much about real estate at the time, and we didn't do a final walkthrough (probably because we knew the house was a wreck) or insist on the family being completely moved out before signing at the closing table. 

To picture the place, it's not a complete wreck.

They know it was their dogs that wrecked the lawn, not the gophers.
