I wonder if streamlining the cleaning cost into the ADR ("eliminating" another extra fee) encourages greater business (especially if positive reviews note place is clean, etc.) even if the market has shown it will bear the cleaning cost (and it's routine).Scenario 1: Guest pays $400 per night for 2 nights plus $300 cleaning fee.

That said you could easily work out the cap rate of the purchase by taking the net income you receive from the farming operation and dividing that by the purchase price.

if this is an owner occupied property and the loan was used by the owner to buy the property to live in.. then they are by federal law able to request a 3rd party mediator to meet with them and a representative from the bank and try to work out a re pay planthe issue is many in foreclosure never follow up on this and basically waive their right to this meeting. that would be step number one get into the federally mandated mediation if the owner and the property qualify.
