My last tenant vacated a 3bed 1ba abruptly due to a divorce during peak winter when it's not ideal to find a new tenant.

In New England I would never want them to turn off heat in winter but I don't want it set at 80.   

The only draw back I have seen is they are hard to fill during the winter months.

He rented out the entire house by the room and slept in his camper van in the side yard even in the middle of winter.
