It's the long weekend, so my lender is OOO. :)If I buy a multifamily home, and keep one unit vacant (while renting out the others) would I be in breach of my loan agreement?

I think I will have mostly weekend or long weekend stays and am planning to go all out on luxury targeting people in driving distance for stay-cations and splurge weekends so price point will be higher than most around which I am hoping will bridge the gap in higher occupancy. 

Some first time home buyer with overoptimistic DIY skills and a gross underestimation of how to fit 500 man hours of rehab into a few weekends will pay list price. 

I'll hope to be able to share a lot of information this weekend after the meeting.  

We saw a major boom in people wholesaling when the market was crazy, now you will see most of the weekend warriors drop out of the game completely. 

I haven't seen that change in the monthly market reports yet, BUT ... what I'm feeling on the ground when looking with clients the last two weeks is that more homes are going under contract the first weekend, a few even have bidding wars again. 

Next weekend we'll be painting out 1500 sq. ft house, should have the entire thing done in 2-3 days, only cost us paint.. 

We were down at Oak Island / Holden Beach area this weekend and we were told that Holden Beach has passed some sort of local law (ordinance?)

I have visited the area for 4 winters now for a long weekend in February to visit my in laws.
