I recently watched one of the BiggerPockets webinars (totally awesome material) where the rental calculator was used.

As I'm reading this I'm wondering what kind of property can support an 8-10% rate on Vacancy, Repairs, CapEx and at $0 down can generate income but this has given me a new set of criteria to consider beyond what's being taught in the videos/webinars.

The hundreds of thousands of miles flown to meet with clients where they live, the 1:00am live webinars and phone calls to investors in Hawaii so they can talk after they get off work, the millions of dollars spent to make sure our integrity is intact and we stand behind our commitments. 

Read books (this link will help), attend the free webinars, get on youtube and do some searches and subscribe to BP there, network, ask questions, attend local meetups, and after you feel more confident with your learnings come up with your goals and a plan to achieve them.https://www.biggerpockets.com/renewsblog/wp-conten...

I am new here and signed up for a webinar at 6pm today and can't seem to access it, I see there is many webinars in the archive but hoping someone can help so I can watch some live ones in the future

If you are self motivated to learn, there is NOTHING they will teach you that you can't/won't already learn by listening to webinars, reading books, reading these forums and listening to podcasts. 

I am about 70% through David Greene's book on long-distance real estate investing, attended the last couple of webinars, and have been absorbing articles of interest as I come across them.
